Beautiful modern villa near Nerja
This modern villa, located in a quiet area, is the ideal place to relax. Situated in the residential neighborhood *La Exotica*, just 1.5 km from the center of Nerja, this villa is a perfect base. In just a 5-minute drive, you can reach the lively town center and its beautiful beaches.

Location and Outdoor Area
The villa is accessed by a staircase and occupies the first and second floors. On the first floor, patio doors open onto a lovely terrace with a private pool and stunning views of Nerja and the Mediterranean Sea. The terrace is perfect for enjoying breakfast in the morning sun or dining al fresco. Sun loungers are provided for relaxation, and there is also a barbecue area for enjoyable evenings. The surroundings are a paradise for hikers and active travelers. By car, you can easily visit the charming white villages of the Axarquia region or take a day trip to historic Granada. **Parking**, on the public road next to the villa, is always easy and hassle-free.

Inside
The villa features a comfortable and stylish interior spread across two floors.

On the first floor, you will find a cozy living room with a comfortable sofa, a dining area, and satellite TV. The kitchen is fully equipped with a 3-ring ceramic hob, oven, microwave, fridge with freezer, washing machine, and dishwasher. The bathroom on this floor is equipped with a shower, sink, and toilet.

On the second floor, there are three spacious bedrooms: two with double beds and one with two single beds, all designed for restful nights. The modern bathroom is equipped with a bathtub, sink, and toilet.

Additional amenities include free WiFi, pool towels, and air conditioning in both the living room and bedrooms.

The basement (street level) is used by the owner as storage space and is not accessible to guests.
